Two Storey Steel Warehouse Solution for Space-Limited Industrial Projects

 

The 2 story warehouse is a multi-story industrial building system that utilizes heavy duty hot-rolled H-beams as its load-bearing frame. In land-constrained ports, islands, or urban industrial zones where lateral expansion is limited, 2 storey or multi-story steel structures can double the building area on the same foundation. The floors utilize high-strength profiled steel floor slabs with a concrete surface, providing the same heavy-duty and seismic performance as traditional buildings.

Case Story: 45x20m Two Story Steel Warehouse Proposal for Maldives

This client is a well-established, comprehensive marine engineering company in the Maldives, primarily engaged in ship repair and the sale of marine spare parts. As a long-time partner of Honstar, we have successfully built three standard industrial workshop warehouses for them over the past year. Currently, the client only has one vacant plot of land measured 45m x 20m, left in the factory area of ​​Malé. 

 

Challenges Faced by the Client: 

Insufficient Space: A single-story floor space of only 900 square meters is completely insufficient to accommodate their massive inventory of spare parts, and it's impossible to simultaneously showcase new boats and repair older ones. 

Delays Due to the Rainy Season: The Maldives has a long rainy season. Once it begins, traditional open-air civil engineering and steel structure welding will come to a complete standstill, resulting in incalculable commercial losses due to the delays. 

 

Our Professional Turnkey Solution

After reviewing the site data, Honstar engineering team proposed a two-story structure solution, by adding a second floor structure, the total usable area increased from 900 sqm to 1800 sqm while keeping the same land footprint. 

Multi-level Design: Utilizing a 20m clear span design, the ground floor serves as an unobstructed space for ship display, vessel storage, equipment handling and heavy-duty maintenance; the upper floor designed as a heavy-duty steel structure mezzanine, functioning as a ship parts warehouse and administrative offices, effectively doubling the functionality. 

Efficient Time Planning: To ensure completion before the rainy season, we developed a meticulous timeline with our client. 

Make order 5-6 months in advance: Based on our overseas project experience, we recommended the customer place the order approximately 5–6 months before the rainy season began. Honstar's factory operates at full capacity to manufacture the 2-story heavy steel structure, while simultaneously sending the complete set of foundation drawings to the customer. 

Simultaneous Sea Freight and Civil Engineering: During the 70-80 day production and sea freight journey, the customer simultaneously excavates the foundation and pours concrete (with pre-installed bolt positions) on-site according to our drawings. 

Start Work Immediately Upon Arrival: When the container ship docks at the port of Malé, the on-site foundation has already been perfectly cured. Honstar's senior installation engineers also arrive at the construction site. 

One-stop full process support: From the drawings' design, steel customization, and container loading and dispatch of all accessories (including floor decking and professional steel ladders), to on-site installation guidance, Honstar has achieved a closed-loop chain.

Q1: How is the upper floor of the 2 Story Warehouse constructed? How heavy a load can it support? 

A: Our standard practice is to lay high-strength galvanized floor decking on the main and secondary beams of the second floor, then weave a steel mesh and pour 10-12cm thick concrete on-site. This steel-concrete composite floor has excellent load-bearing capacity. We can specifically design the load-bearing capacity to be 300kg/㎡ to over 800kg/㎡ according to your storage needs.

Q2: How can the 2 story steel structure be protected against rust for the humid climate in the Maldives?

A: For the maritime climate, Honstar offers high-standard anti-corrosion and rust-proof surface treatment solutions. All steel surfaces undergo Sa2.5 grade shot blasting for rust removal and are then coated with a high-zinc-content anti-corrosion primer and topcoat. For extreme environments less than 1 kilometer from the sea, we strongly recommend hot-dip galvanizing of the main components, providing over 30 years of resistance to salt spray corrosion.

Q3: How are goods transported to the second floor normally?

A: During the design phase, we will reserve the shaft frame for a heavy-duty cargo lift on the side or inside of the double-story warehouse, or design outward-extending lifting openings at the edge of the second floor. This way, your forklifts can directly lift entire pallets of parts vertically from the first floor to the second-floor platform, which is very convenient and efficient.

Q4: What is the special function of the 1.5m high brick wall at the bottom?

A: Its function is crucial. First, island areas are prone to sudden heavy rains or tidal surges, and the 1.5m high concrete brick wall perfectly protects against flooding and moisture, safeguarding ships moored at the bottom. Second, in the area where ship repairs and forklift operations are frequent, the brick wall provides excellent protection against mechanical collisions, preventing the metal exterior panels from being dented or deformed.
